The Maintenance Technician, Carpenter will be responsible for completing a variety of carpentry jobs. Perform preventative, predictive, and routine maintenance tasks. Troubleshoot issues, repair failures of facilities equipment, and ensure maximum equipment efficiency and effectiveness.

Position Responsibilities

• Perform preventative maintenance following specific company instructions.

• Perform carpentry work: plans and layouts work from blueprints, drawings, models, or instructions using a variety of carpenter’s hand tools, power tools and standard measuring instruments.

• Paint, move furniture, repair locks, minor plumbing, and electrical repairs.

• Paint interior and exterior walls and cabinets, hang items, assemble/move furniture.

• Install light bulbs, doors, cabinets, paneling, Formica, carpet, and bulletin boards.

• Maintain inventory controls for cost effective operations.

• Complete and coordinate special projects.

• Maintain a professional courteous manner with all students, guests, contractors, vendors, and staff.

• Monitor and maintain all buildings as assigned

• Complete grounds work as assigned which may include trash and pressure washing.

• Assure safety standards comply with all company, local, city, state, and federal guidelines.

• Assist in monitoring all work being performed by outside contractors and vendors.

• Responsible for 24-hour emergency maintenance service as scheduled.

• Carry radio/cell phone as required for on call maintenance.

• Adheres to all company policies, procedures, and business ethic codes.

• Other duties as assigned.

Knowledge, Skills and Ability

• Valid Florida Driver’s License or the ability to obtain one.

• Ability to estimate, order and price materials for work assignments

• Ability to read and interpret blueprints, sketches and schematics

• Ability to calculate amounts of materials needed and to measure materials for installation

• Ability to lift, move, stack, store and protect tools, equipment and materials

• Ability to utilize chemical materials properly and safely

• Knowledge of OSHA guidelines regarding safety

• Knowledge of lighting fixtures

• Knowledge of local/state/federal building, plumbing, installation, etc codes to perform building maintenance and repair work which will meet code requirements.

• Knowledge of heating, ventilation and HVAC codes to perform installation, maintenance and repair

• Basic electrical principle understanding

• Basic knowledge of plumbing systems and operations

• Ability to operate equipment including heavy equipment

• Computer proficiency

Physical Demands and Work Environment

• Ability to work flexible hours to include nights, weekends and holidays is required

• Ability to lift, move, push and pull equipment or boxes in excess of 40 lbs.

• Must be able to handle outdoor temperatures for a reasonable period of time

• Must be able to move around campus which includes gym, turf, fields, stairs, etc.

• This role is considered essential and may be required to work during weather emergencies or business closures in order to meet operational requirements
