Title – Vice President Real Estate Finance
Direct Report:
  • Matt Mahoney – SVP Development
 
Responsibilities:
  • Overall – work alongside and take direction from Mike Neary, Matt Mahoney and Andy Roraff on all KSE real estate matters.
  • Financial underwriting and market analysis
    • Pro forma model development (land/horizontal, vertical) for existing and future projects, including dynamic scenario analysis
    • Prepare applications and proposals for public finance support
    • Negotiate public finance agreements with municipal entities (including city administrations, Special Districts, Downtown Development Authorities and Urban Renewal Authorities)
    • Evaluate real estate investment and development opportunities – perform swat analysis, analyze market data, industry research, comparable properties
    • Manage investment memos and project status updates
  • Capital stack management
    • Lead discussions and assist in negotiating business terms for debt obligations (public and private)
    • Along with Stifel Finance, oversee bond issuance for metro district financing (coordinate teams of underwriters and required legal)
    • Work alongside the development team in negotiating Join Venture agreements with development partners

  • KSE Arena Development vertical and horizontal financial model
  • Ball Arena Renovations, expansion / practice facility underwriting & business plan development
  • Writer Square office conversion, business planning & DDA application
  • Paramount theatre market analysis, underwriting and future acquisition
  • Victory Crossing – Stadium bond repayment, TIF restructure, district financing and vertical development
  • Meadowood rebuild financial model & capitalizing strategies
  • The River Mile & KSE Metro Districts
  • Kroenke Development Company dashboard & forecast for all active projects
 
Compensation:
  • $175,000.00 Base Salary
  • $25,000.00 discretionary annual bonus
