POSITION OVERVIEW:
Harris Blitzer Sports and Entertainment is seeking a real estate investment professional to join our team. The ideal candidate has a bachelor’s degree in addition to 3-5 years of experience, preferably within real estate investment banking, an institutional real estate fund or an institutionally backed sponsor, and most recently developing large scale mixed‐use projects. The professional will report to the Head of Real Estate and the CFO and will work in close coordination with revenue and corporate development groups to analyze and underwrite large-scale investment and development projects for the firm’s sports and entertainment venues and surrounding mixed-use buildings.
RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING:
- Independently prepare detailed financial models from scratch for prospective property acquisitions, development and redevelopment projects including market analysis, lease analysis, budget creation, detailed P&L build, detailed capital stack analysis inclusive of equity and debt and corresponding return on investment modeling
- Produce financial evaluations and presentations for internal review and participate in meetings with principals to consider potential development opportunities with minimal oversight
- Assist in formulating deal structures, considering legal, financial and investment/capital aspects of the transaction
- Support the preparation of acquisition proposals and offer letters
- Research market data/demographics across the sports, entertainment and real estate landscapes
- Interface and produce marketing materials and presentations to prospective institutional investors and lenders
- Support due diligence and closing activities for acquisitions and debt financing
- Aid and manage documentation of deal including purchase and sale, joint venture, financing and leasing agreements
- Lead preparation of internal and external presentations
- Work on special projects as assigned, including formulating investment strategies and prospective business lines
QUALIFICATIONS:
- Bachelor's degree with a concentration in real estate, finance, business, or accounting
- 3-5 years of professional experience working within an investment bank, institutional real estate fund or an institutionally backed sponsor; demonstrated deal sheet across property types
- Demonstrated success managing the life cycle of a transaction from acquisition through development and delivery
- Strong analytical, quantitative, communication and storytelling skills. Demonstrable understanding of financial statements, use of comparative data and financial forecasting
- Outstanding proficiency in creating complex financial models for real estate financial analysis, including knowledge of advanced Excel functions and ability to create joint venture waterfalls
- Outstanding proficiency in creating highly polished presentations and investment memorandums using PowerPoint
- Ability to work in a challenging, fast paced environment and handle multiple projects at the same time including travel on an as‐need basis. Accuracy and attention to detail is critical.

WORKING CONDITIONS:
- Travel Requirements: May be required to travel occasionally including between HBSE’s various offices; trips may require air travel and/or overnight stay.
- Work Environment: This position generally requires that work primarily be performed from the NJ Devils office in Newark, NJ. Must be able to work a flexible schedule, including nights, weekends, and holidays as needed.
- Physical Requirements: Must be able to move up to 10 pounds.
COMPENSATION AND BENEFITS:
The pay range for this position at commencement of employment is expected to be between $200,000 and $250,000/year. Base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience.
This position will be an “at-will position” and the Company reserves the right to modify base pay (as well as any other discretionary payment or compensation program) at any time, including for reasons related to individual performance, Company or individual department/team performance, and market factors.
