Job Summary:

The Manager, Venue Planning & Projects is responsible for providing project management services for day-to-day onsite activities from project development through project completion for projects related to design, construction, and maintenance. The Manager, Venue Planning & Projects will interact with internal stakeholders in a collaborative approach for the effective execution of the work. 

Essential Duties & Responsibilities:

•    Monitor and guide progress on the following project elements such as: structural, architectural, interiors, mechanical, electrical, plumbing, fire protection, civil, utilities, low voltage and foodservice, FF&E and others. 
•    Oversee project organization, scheduling, coordination, implementation, and closeout
•    Develop and manage cost estimating, budget planning, and cost tracking
•    Provide advice and consultation with respect to design, value engineering, scope of work, cost estimating, general contractor and subcontractor prequalification, scheduling and construction
•    Develop plans, establish timelines, and determine budgets
•    Develop consulting and construction contract scopes of work, solicitations, proposals and responses
•    Prepare and negotiate cost estimates, budgets, schedules, and constructability assessments
•    Procure and on-board project team(s)
•    Direct and oversee entitlement and governmental approval processes
•    Manage the identification of, solicitation for and purchasing of FF&E as required 
•    Facilitate, track and report on project communications and meetings to ensure coordination of project tasks and responsibilities
•    Ability to manage different project types including partnership buildout, signage, FF&E, renovations, and new construction
•    Oversee the design process, review drawings against program, conduct and participate in constructability reviews throughout the project lifecycle
•    Perform Risk Analysis as it relates to construction documents, plans, budget, and schedule
•    Plan and lead all aspects of pre-design, design, construction, and post-occupancy phases including but not limited to, budget compliance, schedule requirements, and maintenance of the scope or quality of the project
•    Effectively communicate with the project design and construction team and external stakeholders, clients, and company executives
•    Effectively communicate with the project design and construction team and with internal stakeholders including but not limited to Partnership, Facility Services, Engineering, and Food & Beverage 
•    Manage contract personnel, including (but not limited to) project architects, engineers, general contractors, sub-contractors, sign contractors, governmental personnel and inspectors, and other stakeholders
•    Manage and oversee the preparation of project documents, including conceptual plans, design development plans, and construction documents
•    Manage the day-to-day construction and internal operational activities for assigned projects 
•    Create Monthly and Event Reporting for leadership on schedule, budget, etc.
•    Compile and analyze data, manage budget documentation, oversee schedules and review agreements and contracts
•    Prepare internal and external reports pertaining to project meeting minutes, progress, schedules, and cost tracking
•    Inspect and document the construction progress to ensure compliance with contract documents, specifications, and building codes (QA/QC)
•    Manage project record documents, including budgets, project plans, schedules, permits, as-built drawings, and project closeout documents and certifications
•    Oversee the processing and review of contractor RFIs, project submittals, PCOs, and COs for compliance with project budgets and conformance to contract documents
•    Responsible for the overall completion and closeout of projects 
•    Manage projects ranging from simple office moves to larger multifaceted projects 
•    Perform all other duties as assigned

Qualifications:

•    Bachelor’s degree in Architecture, Engineering, Construction Management or similar
•    2 to 5 years  as project engineer, assistant project manger, project manager or construction administration representative for a major design, construction or program management firm. 
•    Knowledgeable in construction methodologies, reading blueprints, building codes, and applicable safety regulations
•    Knowledge of site planning, building design and construction means, methods and codes, scheduling, estimating, and material/labor costs
•    Must be able to collaborate with architects, engineers, consultants, contractors and/or a general contractor, to deliver projects on time and within budget
•    Competent in conflict and crisis managements
•    Strong organization and communication skills along with sharp attention to detail
•    Effective verbal and written communication skills
•    Demonstrated ability to manage multiple priorities and deadlines while making quick and strategic decisions
•    Proficient in Microsoft Office, Adobe, AutoCAD, and industry-related software programs
•    Ability to work extended hours, weekends, and holidays pursuant to industry and project demands
•    Demonstrated skills in managing successful projects, including budgets and timelines, and the ability to procure and engage construction and consulting services
•    Strong organizational skills with the ability to manage multiple projects simultaneously.
•    Excellent time management, documentation, communication, organization, calendar, and meeting management and personal effectiveness skills, as well as solid computer skills, including proficiency with Microsoft Office (including Outlook, Word, Excel, and PowerPoint), Zoom/video conferencing programs, and project management tools
•    Ability to respond effectively and diplomatically to sensitive issues
•    Outstanding internal and external customer service skills
 

Working Conditions:

•    Must be able to lift 30 pounds waist high
•    May be required to sit or stand for extended periods of time whether indoors or outdoors, and squat, stoop or bend
•    Will be required to operate a computer
•    This position work in a typical office environment with a moderate noise level
