About the Role:
The Manager, Residential Leasing & Sales, is responsible for leading all leasing and sales performance activities across SKY Residences (483-unit rental tower) and select Legends Private Residences units, while also supporting targeted ICE District commercial leasing opportunities. This role focuses on driving occupancy, revenue growth, and premium brand positioning through strategic leasing execution, marketing collaboration, and client relationship management.
Working closely with the Property Management and Marketing teams, the Manager develops and executes leasing and sales strategies designed to achieve sustained occupancy levels above 95%, optimize rental revenue, and elevate overall resident and client experience.
Your Focus in this Role:
Residential Leasing & Performance
- Drive Residential Leasing & Revenue: Develop and implement targeted leasing strategies to maximize occupancy, increase rent growth, and achieve revenue objectives.
- Maintain High Occupancy: Ensure leasing levels consistently remain above 95% while optimizing rental rates through data-driven pricing and strategic lease management.
- Lead Conversion & Prospect Engagement: Oversee the full leasing pipeline—from prospect outreach, tours, and follow-ups to negotiation and lease execution—to convert qualified leads efficiently and achieve high closing ratios.
- Marketing & Collaboration: Partner with Marketing and Property Management teams to execute campaigns, on-site events, and digital initiatives that enhance visibility, drive lead generation, and accelerate conversions.
- Resident Experience & Retention: Oversee programs that enhance resident satisfaction, renewals, and long-term retention, aligning with ICE District’s brand standards.
Legends & Commercial Leasing
- Sales Strategy & Execution: Lead sales initiatives for select Legends Private Residences, managing pricing strategies, marketing materials, and partnerships with brokers and external agencies.
- Broker Relations: Build and maintain strong relationships with real estate brokers to drive lead generation and sales performance.
- Transaction Support: Coordinate legal, marketing, and operational support to streamline the sales process and ensure seamless closings.
- Commercial Leasing Strategy: Manage and support leasing of ICE District commercial spaces, developing strategies to attract tenants and negotiate favorable terms.
- Revenue Maximization: Identify and pursue opportunities to enhance rental revenue and optimize tenant mix within the district.
Financial & Strategic Management
- KPI & Performance Monitoring: Track and analyze leasing metrics, occupancy levels, rent trends, and financial reports to identify growth opportunities.
- Strategic Decision Support: Provide insights and recommendations to ownership and the PM on market positioning, pricing, and long-term leasing strategy.
- Collaboration with Property Management: Partner with the PM team to align leasing performance with operational and financial objectives, ensuring consistent communication and accountability.
- Ensure consistent service delivery, brand integrity, and resident satisfaction through active collaboration with the PM.

Education, Experience and Skills:
- 8–10 years in residential leasing & asset management (high-rise or mixed-use preferred).
- Proven success collaborating with or managing third-party property management firms.
- Experience in both rental and residential sales markets; commercial leasing experience an asset.
- Strong financial and analytical background with understanding of NOI, rent rolls, and leasing-related financial reporting.
- Excellent relationship management and communication skills; ability to influence and drive performance.
- Experience with luxury or branded residential assets.
