SUMMARY

We are seeking a Director, Real Estate & Capital Projects who will serve as the internal owner’s representative for capital projects from inception through post‑occupancy.  

The Director, Real Estate & Capital Projects will be tasked with leading construction project planning and managing procurement and contracts for designers, contractors, and key vendors; monitoring design and construction for compliance with scope, budget, schedule, and quality standards; reviewing RFIs, submittals, change orders, and pay applications; coordinating with internal stakeholders and authorities having jurisdiction; overseeing FF&E and commissioning; and ensuring timely, dispute‑free closeout and turnover to operations. 

WHAT YOU WILL DO

  • Lead the full project lifecycle for various entertainment and/or hospitality fit-outs, ensuring alignment with organizational objectives and operational readiness. 
  • Manage budgeting, scheduling, permitting, design coordination, procurement, construction oversight, HVAC commissioning, and closeout to ensure on-time, on-budget, and compliant project delivery. 
  • Coordinate A/E teams, consultants, CM/GC partners, subcontractors, vendors, and internal functional groups (real estate, operations, finance, HR, procurement, IT) 
  • Develop and maintain detailed project plans, dashboards, risk logs, cost reports, long-lead tracking, and milestone schedules using Smartsheet, MS Project, and internal reporting platforms. 
  • Conduct weekly project meetings, lead site evaluations, review safety performance, and ensure adherence to contract requirements and construction documents 
  • Oversee procurement processes, including RFP development, vendor selection, and contract administration. 
  • Assist with development of pitch materials, business cases, and ROI analyses for new projects and funding opportunities. 
  • Manage relationships with key contractors, suppliers, and service providers to optimize performance and accountability. 

WHAT YOU WILL BRING

  • 10+ years of experience in infrastructure, construction, real estate, or capital project management.
  • Bachelor’s degree in business, finance, engineering, architecture, or related field; advanced degree preferred. 
  • Proven track record managing complex budgets and multi-stakeholder projects. 
  • Strong understanding of procurement, vendor management, and public/private contracting processes. 
  • Excellent communication, presentation, and negotiation skills. 
  • Proficiency with project management tools. 
  • Strong attention to detail 
  • Team player that can also work independently 
  • A start-up mentality with agility and resilience 
  • Act with a sense of urgency and ownership 

TRAVEL REQUIREMENTS

May be required to travel on occasions; trips may require air travel and/or overnight stay for one or more nights. 

COMPENSATION

$105,000-$165,000 + Discretionary Bonus
