The Building Maintenance Technician III (BMT III) role is a senior technician role within the organization. This role safely and efficiently performs and assists in the maintenance and repair of all systems and structures as directed, while contributing efforts to ensure the proper operation, performance, and reliability of the tasks specifically assigned. The BMT III is the sole owner of all Locksmith job duties and will be responsible for all door and lock preventative maintenance.
Responsibilities:
Work in conjunction with the Maintenance Manager to help plan and implement an effective preventative maintenance program
Conducts safety audits to identify deficiencies and unsafe practices that need immediate correction, ensuring a safe working environment
Follows work priorities according to the status of the components, systems, structures, and actual work order requests
Maintains records, schedules, charts, etc., as required to ensure proper and timely preventative maintenance or repair of components, systems, and structures
Ensures that equipment is properly tagged and secured before maintenance or repair work is performed
Monitors O&M work to ensure correct procedures are being followed and provides assistance when necessary
Create work orders using a 24/7 platform to accurately track Preventive maintenance, work being completed, purchase orders, and incidents that occur during events
Regularly inspects and maintains assigned equipment to ensure proper operation
As directed by the General Maintenance Lead and Maintenance Manager, seeks and exchanges information regarding the operation, maintenance, and repair of existing or new components, systems, and structures with manufacturer representatives
Must purchase materials needed to perform job duties
Work at heights up to 125 feet
Metal stud framing
Welding Knowledge, GMAW/MIG, GTAW/TIG, Plasma cutting, acetylene torch cutting
Installing ceiling grids/ceiling tiles
Have basic computer skills and be able to navigate Microsoft Office
Have superior knowledge of hand tools and power tools
Maintain and repair all locking systems, exit devices, door closures, cut keys of all standards and specialty type blanks
Read and interpret architectural blueprints, also key and pin cylinder locks, and assemble and repair all types of mortise locks
Repair all types of locks and handles on furniture, such as file cabinets and desks
Professionally perform all specific responsibilities according to the highest standards of the locksmith profession
Maintain records, door schedules, charts, as required to ensure proper and timely preventative maintenance or repair of components, locking systems, and structures
Keep an adequate inventory of all locksmith-related materials and supplies
Conduct safety audits to identify safety improvements and unsafe practices that require immediate correction, ensuring a safe working environment for employees and guests
Be able to prioritize work assignments and complete projects on time or as scheduled
Perform all specific responsibilities in a professional manner according to the highest standards of the BMT III position
Qualifications:
Must have a high school diploma or GED, 2 years of trade school, or an apprenticeship program
Must demonstrate a detailed working knowledge of systems and structures, tools, testing instruments, and proper procedures related to the maintenance and repair of commercial building equipment and systems
Must be a self-starter and motivated
Must have excellent communication and expression skills
Must be able to accurately and neatly complete all necessary forms and paperwork, i.e., work orders
Must be an effective team player
Must be able to travel to various locations throughout the facility and grounds
Must be able to be on call at times when not scheduled to be at the facility
Must be able to work flexible schedules, including nights, weekends, and holidays
Must possess working knowledge of safety equipment, systems, and OSHA guidelines to provide a safe workplace for employees and a safe environment for the public
Must be able to lift 50 lbs
Must be comfortable working at elevated heights
