SUMMARY: Enhancing the property value by providing maintenance services at the property. Lead Maintenance Engineer has a good understanding of central plant operations, chillers, cooling towers, SWUD, AHU, mechanical systems, electrical systems, electrical distribution, construction practices, and preventive maintenance, including a working knowledge of electric, mechanical, and plumbing, etc. Responsible for lead maintenance related to repairs and maintenance of property, office buildings, parking decks and retail buildings.
KEY AREAS OF RESPONSIBILITY:
- Responsible for leading maintenance repairs on HVAC equipment, cooling towers, chillers, compressors, and central plant. Including work orders and PM.
- Performs routine maintenance to difficult duties including inspecting, installing, repairing, or replacing plumbing fixtures, toilets, sinks, faucets, urinal, or fountains.
- Trouble shoots electrical devices in operation.
- Maintains safety on each assigned property in accordance with approved safety rules and regulations to include conducting safety inspections and providing training as needed.
- Applies knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical and any other related setup to perform maintenance, preventive maintenance, and/or repairs.
- Apply proper construction and maintenance techniques and ability to use power and hand tools to perform repairs/maintenance/renovation, including all around carpentry skills.
- Responds to emergency situations under any adverse working conditions and makes informed and accurate decisions.
- Identifies and reports unusual or hazardous situations to management to preserve the structural integrity of the building.
- Responds to complaints in a professional manner as appropriate.
- Responds to on call after hours emergencies. Position requires rotation of on-call duties for repairs and special events.
- Maintains equipment, supplies and company vehicles in good working order.
- Follows job-related safety regulations as prescribed by training guidelines.
- Serve as primary conduit for information on technical and maintenance issues inside the Engineering Team.
- Performs all other related duties as assigned.
- Must be available to work flexible hours, evenings, weekends, and holidays as needed.
- Performs other related duties as assigned.
REQUIREMENTS:
- H.S. Diploma or equivalent experience.
- Minimum of 8-10 years of experience in onsite property maintenance repair for mixed use properties (i.e., retail, Class A office).
- Demonstrated ability to independently manage multiple requests and be able to prioritize in a challenging environment with a high sense of urgency.
- Excellent customer service skills.
- Must be able to work with heights and lift equipment.
- Strong verbal and written communication skills.
- Ability to work inside a fast-paced environment with a positive approach.
- Proficient in Word and CMMS management.
