Overview
Under general supervision by the Maintenance Manager, Maintenance Technicians perform general facility maintenance and repair tasks to ensure that the facility remains in presentable and operable condition. Tasks include ensuring proper working condition of HVAC, electrical, mechanical, and plumbing systems and occasional groundskeeping and general trades tasks.
This role pays an hourly rate of $20.00-$23.00

Responsibilities
- Perform preventative maintenance and regular maintenance on a wide range of facility systems, including, but not limited to, pumps, motors, filtering devices, air conditioning and heating equipment, and other mechanical devices, which requires the ability to grasp, hold, bend, and twist a wide range of tools, equipment, and materials.
- Responds to emergency requests for repair services, diagnoses problems, and either immediately makes repairs or calls on a supervisor for additional assistance or direction.
- Operate a wide variety of equipment used in the maintenance of the facility such as saws, drills, torches, sanders, cutters, grinders, and other maintenance equipment.
- Drive vans, pickup trucks, forklifts, high-lifts, floor scrubbers, and other vehicles as required.
- Perform basic plumbing, electrical, painting, masonry, welding, carpentry, and other trades-related tasks.
- Monitors thermostats and interior space controls on a regular basis and makes necessary adjustments.
- Recommend repairs needed on equipment and facility structures.
- Obtain approval for, order, and pick up parts and supplies.
- Maintain storage areas and equipment in designated areas in a neat and orderly manner.
- Maintain repair log, inventory record, and replacement schedule for facility equipment and supplies.
- Performs duties and responsibilities with a view toward department goals and energy conservation.
- Communicate clearly and concisely in the English language, both orally and in writing.
- Establish and maintain cooperative working relationships with those contacted in the course of work.
- Perform other duties as required.
Qualifications
- High school diploma (or equivalent) required
- Operating knowledge of Microsoft Office software and general computer understanding of basic IT functions
- Ability to work independently and as part of a team
- Must have availability to work long hours, nights, weekends and holidays as needed
- Solid problem-solving skills
- 2+ years of experience in general facility maintenance, construction, or a related field.
- Experience maintaining and troubleshooting HVAC equipment is preferred.
- Possession of, or ability to obtain, a current CPR certificate.
- Possession of, or ability to obtain, a Virginia driver’s license.
Knowledge Of:
- Operational characteristics, services, and activities of maintenance programs, including HVAC, plumbing, electrical, mechanical, painting, carpentry, groundskeeping, machinery, and masonry work.
- Proper use and maintenance of hand and power tools related to job functions.
- Micromain or other CMMS work order management software is established to distribute work orders.
- Applicable safety rules and procedures Relevant federal, state, and local regulations.
- Customer service practices.
Ability To:
