THE ROLE   

Work alongside Senior VP of Commercial Project Development (CPD) to aid in nurturing client relationships for CSL projects with the strong possibility for PM opportunities. Work with Senior VP of CPD in establishing a robust book of business in the Development Advisory field, focused on advisory services for institutional and private debt and equity firms with a vested interest in sports and entertainment projects, as well as large scale/complex commercial projects.

Have awareness for the sourcing of leads and opportunities for other Legends divisions including hospitality, sales, partnerships, merchandise, and technology from CSL projects. Under the guidance of Senior VP of CPD, continue to build out capabilities of Commercial Project Development (CPD).  CPD activities will be primarily defined as development consulting and advisory services that are broader than a typical feasibility study.  

 

ESSENTIAL FUNCTIONS

  • Work with CSL and Legends Project Development (LPD) to develop facility recommendations for professional teams, universities, municipalities, etc. wishing to expand existing or build new facilities
  • Work with CSL and LPD to develop demand projections, financial forecasts and return on investment metrics for such facilities
  • Conduct architectural design assessments and provide recommendations focusing on customer journey, concessions, restrooms, crowd circulation, premium seat space allocation, team spaces, operations, site acreage, ingress and egress, on-site parking, transportation connections, and other such aspects of the customer experience
  • Assist CSL with site analysis (as needed) including the assessment of a number of characteristics and factors such as parcel size, accessibility (ingress/egress), proximity to core user base, visibility, existing infrastructure, proximity to other community assets, available parking inventory, zoning, impact on stakeholders and residents, and opportunities to leverage other assets/initiatives, etc
  • Comfortable making building program recommendations supporting CSL projects, including Back of house requirements (i.e. star dressing rooms, load in/out, vertical transportation, etc.); technical specifications (i.e. rigging, lighting, etc.) to accommodate third-party events; Physical elements to comply with various Covid-19 and other safety and security requirements; transportation ingress/egress; and others factors influencing the potential size and configuration of facilities as required
  • Assemble development teams through RFP process for successful early phase deliverables prior to Project Management engagement. This could include the development of scopes of work and subsequent issuances of RFPs for architectural design teams for programming and conceptual design phases, construction management firms for estimating exercises, PR firms, master plan design firms, civil and structural engineering firms for early design feedback, and other pertinent team members.
  • Lead team meetings and coordinate design work to ensure project schedule, budget and design parameters are being met throughout the early design phases.
  • Develop Project Cost Estimates for CSL and CPD projects including clarifications and assumptions, estimate summary, cost comparisons to similar projects, list of allowances, contingencies, budget details, building area summary, soft cost allowance, etc.
  • Assist clients with public outreach strategies in discussions with the public sector regarding potential project sites and development partnerships. Strategic elements may include required acreage, transit improvements to enhance site accessibility, site infrastructure, permitting and public approvals, potential public funding mechanisms, public sector capacity to issue debt facility ownership, tax abatement, etc.
  • Engage with local Authorities Having Jurisdiction, local political entities, and local economic development organizations to form alliances, gather valuable information, and help develop winning strategies to enable projects to successfully break ground.
  • Have a thorough understanding of the development process from site selection and financing through entitlement, permitting, and groundbreaking.
  • Conduct facility conditions and technology assessments including structural components, MEP, technology components and capacities, retail facilities, commissary and food service facilities, vertical transportation, safety and security, locker rooms and player amenities, players’ family spaces, ticket purchasing, facility ingress and egress, event level operations, general maintenance issues, etc.
  • For development advisory services, serve as Debt and Equity clients’ eyes and ears in the field on their investments we are advising on.
  • Visit Debt and Equity advisory projects once a month and provide written reports back to client, opining on permitting, design, procurement, schedule, construction progress and budget.
  • Review and provide funding recommendation for monthly draws on development advisory projects for debt and equity services.

 

QUALIFICATIONS

  • Close interaction with various members of CSL and Project Development teams while reporting to Michael Delano, Jr.
  • Become the daily point of contact for the projects you are responsible for, lead team meetings, provide client interface on a regular basis, have a comprehensive understanding and firm grasp on current status of your projects and provide updates to Senior VP of CPD on a weekly basis.
  • Interface with Legends global sales, partnerships, hospitality, merchandise, finance, etc. through Senior VP of CPD as needed to deliver Commercial Project Management projects and/or sourcing leads and opportunities for these divisions
  • Work closely with Senior VP of CPD to identify the potential to transition Global Planning group’s projects to wider Legends business opportunities
  • Work with CSL to produce well‐organised and comprehensive client-ready output and reports
  • Deliver superior client service and meet client needs, commitments, and deadlines.
  • Support Senior VP of CPD’s interactions with finance throughout the development of CPD and/or 360 Opportunities and provide input into the financial modelling from the work done with Global Planning and the other divisions, and drive the optimization of the business opportunities
