The Facilities will be responsible for maintenance and general conditions for several commercial buildings and a large residential estate.  He or she must have well-rounded knowledge of all aspects of managing construction projects and property maintenance, including but not limited to: electrical, plumbing, HVAC, painting, dry wall repair, and basic carpentry skills.  He or she must also have knowledge of and be responsible for overseeing the landscape maintenance of the properties. The goals are to exceed property owners’ expectations through the ability to perform with minimal supervision and a commitment to service and excellence.  This position will include a varied schedule and/or is not limited to the responsibilities listed below.
 
Key Responsibilities:
  •  Ensure all properties are well maintained, functionally and aesthetically.
  • Develop procedures to make work more efficient and effective
  • Manage, track and follow up on all maintenance requests
  • Determine expense budgets for projects and project manage jobs that require outside help
  • Detailed record keeping of all repairs and general improvements and maintenance of a detailed inventory of supplies, tools and equipment at each site.
  • Perform small on-going repairs and maintenance jobs.
  • Continually seek out venders who will provide the best service/products at the lowest costs to ensure that inventory/products are readily available
  • Maintain all equipment and stock at all times—report any damaged equipment and needed repairs or status of repairs in a timely fashion.
  • Oversee and scheduling of the seasonal changes on the properties
  • Develop schedules for preventive maintenance of all equipment, including, but not limited to:  Elevators, Heating and Cooling Systems, Pools, Generators, Fire Suppression Systems
  • Oversee weekly cleaning service and maintain company policies daily on sanitation procedures in compliance of COVID-19
  • Work with CEO and executive team on upcoming building remodel projects and potential new building build out.

Qualifications:

Educations and/or Experience:
  • Communication and time management skills
  • Ability to multi-task and “switch gears” from one project to another efficiently
  • Lift 50+ pounds
  • Ability to drive a fork-lift 
  • 5+ years of maintenance management experience
  • Ability to troubleshoot and problem solve effectively
  • Extensive inside and outside maintenance work experience (knowledge of electrical, plumbing, wood working, tile work and basic knowledge of building requirements)
  • Excellent oral communication skills
  • Strong analytical and organization skills
  • Proficiency in Microsoft Excel and Word
