Katz Group Real Estate (KGRE) is leading the development of ICE District in downtown Edmonton. Residential towers of Legends and Sky.

Position
The Residential Property Administrator is responsible for assisting and managing the day-to-day administrative tasks with property management, leasing administration, condo sales, etc.

Responsibilities

Prepare/Manage contract closing process for Sky Residences and Legends Condos and interacting sales and leasing team
Coordinate inspection unities for efficiencies and remediation work ahead of possession
Manage move-in contract process for Sky Signature Suites, Sky Condo, and Legend condo
Track and maintain all files on SharePoint with documents pertaining to each sale/rental unit.
Available for when the Sales Team has questions when writing a deal for a Condo Purchaser.
Manage Avesdo and ensure all Contracts are reviewed and signed in a timely manner.
Ensure that all supporting documentation for the contracts are current and all uploaded in Avesdo.
Prepare/review/approve Statements of Adjustments for closings.
Direct communications with the Lawyers during the closing process.
Gate Keeper of the Keys for SKY Residences and Signature Suites.
Prepare and log key release upon unit rental or sale.
Finalize Certificate of Possessions (New Home Warranty) with information received in reporting package from lawyers.
Provide finalized Certificate of Possession to legal counsel and WBI for our New Home Warranty Policy.
Manage and maintain New Home Warranty log of deficiencies on suite specific basis.
Tracking and sending out letters to owners to remind them of their New Home Warranty 1-year anniversary.
Work with sales team and KGRE to ensure that incentives provided are fulfilled and tracked.
Review and approve Legal invoices in Yardi.
Direct contact for Property Manager regarding developer issues/questions.

Qualifications

Post-secondary degree in Business Accounting or related is required
5+ years of related administrative experience, ideally with experience in real estate, leasing would be an asset.
Solid understanding of leasing process, concepts and documentation
Experience with Avesdo and Yardi is considered an asset
Advanced skills in Word, PowerPoint, Excel and desktop publishing software, and proficient proof-reading skills (spelling, punctuation and grammar).
Detail oriented; able to resolve problems using facts and sound reasoning
Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships with clients, tenants and internal staff
Ability to exercise confidentiality.
Ability to allocate one's time effectively, work under pressure and manage tight deadlines
Ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes.
Ability to use initiative and self-managing skills to work independently with minimal direction and respond effectively to issues that arise in the absence of the manager
